During the site visit, your appraiser will measure the property, photograph the interior and exterior, and document all relevant features, condition of materials, level of renovation, layout, views, usable outdoor space, and any improvements or updates. For a standard residential home the visit typically takes 45 minutes to an hour; larger custom homes or commercial properties may require more time.
To help your appraiser work efficiently, make sure all rooms are accessible. Providing a written list of recent renovations and their approximate completion dates (new kitchen, roof replacement, HVAC upgrade, etc.) is very helpful. If you are aware of comparable nearby sales, feel free to share those addresses as well.
The property inspection is the shortest part of the process. After the visit, your appraiser researches the local market. They spend time reviewing comparable sales over a multi-year period, analyzing zoning and land use, and examining any relevant environmental or legal factors. The report is then written, reviewed, and finalized.

A commercial real estate appraisal values income-producing or business-use properties such as office buildings, retail centers, industrial warehouses, mixed-use developments, and apartment complexes with five or more units. These appraisals are typically more complex than residential ones because they incorporate multiple valuation approaches: the Sales Comparison Approach, the Income Capitalization Approach (analyzing rents, vacancy rates, and cap rates), and sometimes the Cost Approach.

The appraiser's client is the party who hired and commissioned the appraisal. For private matters (estate appraisals, divorce, pre-listing, and similar assignments) that is typically you, the property owner or your attorney, trustee, or mediator. In that case, you may speak freely with the appraiser.
For lending appraisals ordered by a bank or mortgage company, the lender is the client. Even if you paid the appraisal fee, you are not the client, and the appraiser's ability to share findings with you may be limited. If you are involved in litigation, consult your attorney before contacting the appraiser directly, as doing so could create the appearance of attempting to influence an expert witness.
Automated valuation tools like Zillow's Zestimate rely solely on public records and algorithmic modeling. They cannot account for interior condition, recent renovations, unique features, or the market dynamics that heavily influence value in neighborhoods like Rockridge or Piedmont, for example.
